I Asked AI to Find Me a Broker in Dubai. On 53 Agency Websites. Guess How Many It Could Choose

I asked AI to find me a broker in Dubai. On 53 agency websites. Guess how many it could choose.

The task was simple. I live in Europe. I want a 1-bedroom apartment in Dubai to rent out. I don't want a call centre. I want one person who speaks English and takes me from the first call to the keys without my flying there. Find me that person, with evidence, not a company name.

A real buyer with an AI assistant starts exactly like this. Nobody calls anyone yet. The AI reads your website first.

So I let it read. 53 small and mid-sized agencies, one day, zero calls. A research experiment: nothing bought, no enquiries sent, no broker assessed.

Here is what happened.

8 websites say in their terms that automated access is not allowed. The AI stopped at the door, as it should. 3 websites did not open at all.

On 9 websites the AI could not find a single named broker on the pages it read. The company is there. The services are there. The people are not.

On 11 websites the names are there. A photo, a title, sometimes a phone number. But nothing to choose by: no experience, no specialisation, no languages. Who do you call when there are 20 "Property Consultants" and nothing else?

That is 31 of 53. More than half.

The AI did make a list: 14 brokers it would call first. Now guess what all 14 have in common.

Not one profile says whether this person has ever handled a purchase for a client who did not come to Dubai. The agencies describe "remote purchase" as a service. The brokers' own pages are silent on it. And that is the one thing I need to know before I pick up the phone.

Check your own team page today, with a buyer's eyes:

  • next to each broker: experience, specialisation, languages, licence number, a personal contact. All five together. The AI found all five on 4 websites out of 33;
  • two lines in each profile: has this broker worked with clients who buy without visiting, and how;
  • no test records, no "Lorem Ipsum", no empty "Licence:" fields. The AI read them all.

One more thing. The AI did not look for a broker by language. But on one website it found a broker who speaks Bulgarian, the language of the country I live in. That profile sold itself. That is what a clear profile does.
