I Asked AI to Find Me a Ready Apartment on 55 Dubai Developer Websites. Guess Where It Found the Best-Described One

By Sergei Ponomarev · October 26, 2026

I asked AI to find me a ready apartment in Dubai. On 55 developer websites. Guess where it found the best-described one.

Episode 1 was about brokers. This time I went straight to the developers. Same buyer: I live in Bulgaria, I pay with my own money, and I want a new one-bedroom apartment to rent out long-term. Ready now, not in two years. No budget. Show me what you have and what it costs.

A real buyer with an AI assistant starts exactly like this. The AI reads your website before anyone calls you.

So I let it read. 55 developers, large and mid-sized, one day, zero calls. A research test purchase: nothing bought, no forms filled in, no enquiries sent.

12 websites say in their terms that automated access is not allowed. The AI stopped there. 5 did not open. That left 38.

Good news first. On 9 of the 38, the AI found completed buildings with one-bedroom apartments. Ellington lists 16 ready buildings. Deyaar gives apartment sizes. Iman says how many one-bedroom apartments a building has: 51. TownX gives the handover date and even an estimate of the service charge.

Then the AI tried to answer my real question: which apartment can I buy today, and for how much?

Binghatti came closest. Dusk and Dawn in JVC are ready to move into, the one-bedroom type is marked "AVAILABLE", and there is a price "from 750,000". No currency, no specific unit. 2 other developers show a starting price for the whole building. 4 show no price. 2 say their ready buildings are sold out.

Now guess where the AI found an apartment with a unit number, a floor, a size and a price.

In buildings that are still under construction.

Union Properties, Takaya in Motor City: unit 1404, 1 bedroom, 14th floor, 94.3 m², AED 2,068,100. Handover in Q4 2027. Mira, Trussardi Residences II: unit 306, 3rd floor, 86.7 m², from AED 2 million. Handover in Q2 2027.

A building you cannot move into yet is described better than the ones already standing.

I understand why. In Dubai, developers sell mostly off-plan and mostly through brokers. But a buyer from abroad who searches with AI does not know that. Their AI goes straight to your website and asks one question: what can I buy now?

Check one completed building on your website today, with a buyer's eyes:

  • which apartments are still for sale, with a unit number, floor, size and price, the way some developers already show off-plan units;
  • this year's service charge. The AI found it with a year on 0 of 38 websites;
  • the DLD registration number of the project. Also 0 of 38;
  • a phone number or email without a form. Here the news is good: 32 of 38 already have it.
